Fellow residents,

Autumn is here and is many peoples favourite season.

The cooler morning temperatures means enjoying outdoor activities and sleeping with open windows.

Autumn rekindles our senses by gazing at the stunning red, gold and orange leaves and smelling Sunday crock-pot meal simmer all afternoon.

Autumn heals the earth after a hot, dry summer. Autumn gives us inspiration to see the positive changes we made in our lives and the courage to keep changing so we can embrace the life that is meant for us. If you love autumn as many do, let's celebrate it together.



The estate remains in a sound financial position. A reminder to all residents that levies are payable in advance. The levy amount payable is R 2249.00. Due to the fact that we are on a prepaid system with Tshwane Council we have to strictly manage our cash flow. We have the same regular offenders of late payments and we urge you please to consider your neighbours and the impact on the estate of this. Thank you to all those who are by far the majority who keep their accounts in good order. This contributes greatly to the successful management of the estate.

Rule of the month

O. Letting and Reselling a Unit:

1. Should a Member wish to sell or let his Unit or any part thereof, a ZHOA approved and registered estate agent may be selected to procure the sale or lease. Members that wish to use any other unapproved agents may do so, but must meet the financial implication involved as set out in the
ZHOA Agents' Policy Document as published on the ZHOA website.

2. The selling/letting Member and his/her appointed agent must ensure that the purchaser/lessee is informed about and receives a copy (at the Member's expense) of the MOI, these Rules, and if selling, the Architectural Guidelines, the Building Rules and regulations and any other administrative Rules and regulations applicable at the time. Appointed agents may only visit the
Estate and Member concerned by prior appointment with such Member and must personally accompany a prospective purchaser or lessee and are not allowed to erect any 'for sale' or "to let" or "sold" signage boards.

3. A clearance certificate must be obtained from the ZHOA at a reasonable cost as determined by the ZHOA prior to any transfer and prior to occupancy by any lessee. The ZHOA may withhold the certificate until all amounts due to it in respect of the Unit have been paid and until it has been furnished with a written acknowledgement by the purchaser or tenant that he has received and read and binds himself to the MOI, and Rules of the ZHOA.

4. Every Member shall, when he agrees to transfer ownership of his Unit, set it as a condition of the agreement of sale and transfer, that the new owner shall apply for membership of the ZHOA and be accepted as Member of the ZHOA, and therefore become a Member of the ZHOA, thereby accepting his/her/its obligations towards the ZHOA as Member. The seller or lessor of a Unit shall ensure that the sale/lease agreement contains a clear reference to the ZHOA MOI and Rules and that the MOI and Rules form part of the agreement.

5. A Member shall further record in such an agreement, or in separate written format, that the proposed Occupier or purchaser of such Unit, as a stipulation alteri in favour of the ZHOA be bound by all the terms and conditions of the MOI and Rules of the ZHOA, and such written agreement must be lodged with the ZHOA prior to the proposed Occupier or new Member taking
occupation of the Unit in question.

Security Report

The Estate encountered no serious incidents during February 2018.

Residents whose fingerprints still give problems to access or display a different name on the fingerprint reader must please visit the office to rescan their fingerprints as soon as possible.

We would also like to remind all residents about the internal panic button system we have. The panic button is a once off purchase fee for the remote and no monthly cost and no installations required. You just purchase the remote control and keep it anywhere in the house. When you press the button a signal alarm alerts the main gate on a base station and guards respond. If you are interested please send me an email to

Security upgrades

The wall top electric fence on Ashwood drive from Sarazen View flats to Nelson Woods has been completed and is active. The next phase entitles a free standing upgraded stinger on the northern perimeter from Vardon Fairways around the golf course to the Sarazen View flats. This upgrade is expected to commence in middle March 2018. New boom gates were installed at Nelson Woods and Snead Manor entrances during February 2018.

Our employee of the month of February is Jacob Khumalo for his excellent work performance and his good work attendance record for the month. We congratulate him on his achievements.

As with all estates there are Rules, which you need to abide by to ensure a harmonious co-existence with other homeowners and in our case with the members and owners of Zwartkop Country Club. Please make sure you familiarize yourself with the attached Conduct Rules for Zwartkop Country Club. In many instances they are in place to ensure the safety of you and your children.

A case in point at the moment is the number of children playing in the bunkers and on the putting green in the evenings and over weekends while golfers are still on the golf course. This is extremely dangerous – just one miss-hit could result in serious injury to a child and is something we want to avoid.
